Fiske Terrace, the honest version.

Two hundred ninety-four homes near the Barnes and Fiske corridor, confirmed independent of both Viera master associations, no HOA I could verify, and the exact same population figure copied across six different aggregator pages.

First, ruling it out

Not Viera, and not Brooklyn.

Fiske Terrace sits near the Barnes and Fiske Boulevard corridor in Rockledge, platted across six recorded units and built out mostly between 1963 and the mid-1970s. Given how many Rockledge and Melbourne-postal communities have turned out to be governed by one of Viera's two separate master associations, I checked directly: Fiske Terrace appears on neither the Central Viera Community Association's own published list nor the separate Viera East Community Association's list. It is genuinely independent, which tracks with a 1966 median build date that predates Viera breaking ground by more than two decades. Worth a separate, lower-stakes note: there is an unrelated historic Fiske Terrace neighborhood in Brooklyn, New York, roughly a thousand miles north, sharing nothing but the name. I could not find a developer's name, an exact platting date, or a founding story for this Rockledge community from any source I could reach.

Straight from the county roll

What 294 homes look like on paper.

I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Fiske Terrace as the county appraiser sees it, across 6 recorded plats.

The stuff nobody mentions

Three Fiske Terrace realities to price in.

01

Every page that ranks here is repeating the same handful of numbers

I checked the sites that currently rank for this neighborhood's name and found a thin field of listing aggregators, all citing the same population figure and the same price range, with no original reporting behind any of them. That is a genuine content vacuum, but it also means you cannot cross-check one aggregator against another and call it confirmed. Treat a repeated stat as unverified until you find where it actually came from.

02

No HOA that I could verify, one way or the other

I found no registered association under this name and no special district covering this community. A generic "Rockledge Homeowners Association, Inc." exists in the state's corporate registry but was dissolved in 1987 and is not tied to this subdivision by name, so I am not attributing it here. Confirm directly with the seller or your closing documents rather than assuming either way.

03

A 1966 median means the roof and the panel are worth asking about by name

In Florida in 2026, a four-point inspection can decide whether a policy gets written at all on a house this age, and insurers price roof age above almost everything else. Also ask specifically about the electrical panel brand, Federal Pacific and Zinsco panels from this era are widely flagged as fire-risk by inspectors. Neither is guaranteed present, but both are worth asking about directly rather than trusting a generic inspection to catch them.

Where I stop

Three things I could not source.

Three things I would rather show you the gap on than fill with a repeated aggregator number.

01

Confirmation that no HOA exists

As above, an absence of a hit is not the same as a confirmed negative. Verify directly with the seller or the closing documents.

02

The original developer and the exact platting date

I could not find who developed Fiske Terrace or a specific story behind the name across six recorded units. If you find the primary plat document at the Brevard County Clerk of Court, I would like to see it.

03

Your school zoning and flood zone

Both assigned by address, not by subdivision, and both get redrawn. A community spread across 6 plats can split across attendance zones at the edges. Verify the exact address with Brevard Public Schools, and pull the flood zone at FEMA's Map Service Center. My flood zone guide walks through what it means for your insurance bill.

Next door

If it is independent Rockledge you are shopping.

Pine Cove and Kings Grant, both also confirmed independent of both Viera associations, run a similar no-HOA, established-Rockledge story at slightly different eras. The Rockledge guide covers the wider market.

Straight answers

Questions people actually ask.

Is Fiske Terrace connected to Viera or the Central Viera Community Association?

No. I fetched both Viera master associations' own published lists directly, the Central Viera Community Association's 37-community neighborhoods page and the separate Viera East Community Association's 20-community list, and Fiske Terrace appears on neither. It is genuinely independent Rockledge, consistent with a 1966 median build year that predates Viera by more than two decades.

Does Fiske Terrace have an HOA?

I found no association registered under this name with the state and no special district covering it. A separate, generically named "Rockledge Homeowners Association, Inc." is on the state's corporate registry, but it was involuntarily dissolved in 1987 and nothing ties it specifically to this subdivision by name, so I am not attributing it here. An absence of a hit is not the same as a confirmed negative. Verify directly with the seller or your closing documents.

Is this the same Fiske Terrace as the historic neighborhood in Brooklyn, New York?

No. Brooklyn has its own, unrelated Fiske Terrace, part of a historic district roughly a thousand miles north. I found no connection between the two beyond the shared name. If you are researching this Rockledge community, discard any Brooklyn-specific result you come across.

Why do so many websites list the same population and price figures for Fiske Terrace?

Because nearly every page that ranks for this neighborhood's name is a listing aggregator syndicating the same handful of numbers rather than doing original research. I found no dedicated local-agent editorial page or portal neighborhood guide with independent reporting on this specific community as of this writing, just repeated boilerplate. Treat any specific-sounding stat you find with the same skepticism until you can trace where it actually came from.

Looking at a Fiske Terrace listing? No pressure.

Tell me the address and I will pull the real county roll on it before you trust a number that six other sites are just copying from each other. No drip campaign, no calls.
