Ask for the elevation certificate
In AE and VE zones, an elevation certificate can cut a premium dramatically, sellers in flood zones often have one. If they don't, that's a negotiating point. Always quote flood insurance before waiving anything.

Mandatory means mandatory
If the home sits in a high-risk zone (A/AE/VE) and your loan is federally backed, flood insurance isn't optional, the lender requires it for the life of the loan. Budget it like a tax.
Zone X isn't "no risk"
Plenty of Brevard flooding happens outside mapped high-risk zones, where policies are cheapest. A few hundred a year in Zone X buys real peace of mind, and here's the myth-buster: plenty of waterfront-adjacent Brevard homes are actually IN Zone X. Never assume; look it up.
