What this site collects, plainly.

What I collect

Only two things, and they work differently.

1. What you type in on purpose

If you fill in a form, ask for a home valuation, book a call, use the chat, or call the phone number on this site, I keep what you gave me: your name, email, phone number, and whatever you told me you were looking for. Phone calls to my number are answered by an AI assistant and are recorded and summarized so I can follow up properly.

I use that to reply to you. That is the whole purpose. I do not sell it, rent it, or hand it to a lead-generation company.

2. What gets logged automatically

Like nearly every website, this one records which pages were viewed, which tools were used, roughly where the visit came from, and general device information. It is not tied to your name unless you separately gave it to me.

This site also uses Microsoft Clarity, which records anonymized session replays and heatmaps so I can see where pages confuse people. Clarity masks text you type into form fields by default. Microsoft processes this data under their own privacy terms. You can opt out of Clarity, and most similar tools, by turning on your browser's Do Not Track or Global Privacy Control setting, or by using an ad or tracker blocker.

Who else sees it

A small number of services that make the site run: my website host, my database and email provider, the AI assistant that answers the phone, and Microsoft Clarity as described above. They process it to provide their service, not for their own marketing.

I will also share information where the law requires it, or where my brokerage or the Florida Real Estate Commission requires it as part of a transaction.

Texts and calls

If you gave your number and agreed to be texted, I may text you about your search. Reply STOP at any time and it stops. Message and data rates may apply. Agreeing to texts is never a condition of buying or selling a home with me.

Making it go away

Ask me and I will tell you what I have on you, correct it, or delete it. There is no form and no process. Text or email me and I will handle it.

Children

This site is meant for adults buying and selling property. I do not knowingly collect information from anyone under 13.

Changes

If what I collect changes, this page changes with it. It is the honest description of what the site actually does, so it gets updated when the site does.
