The sale price is not the check you take home. Here is your real walk-away number after the payoff, commission, and the Florida seller costs, itemized, no surprises at the table.

Seller-side estimate

Sale price minus reality.

In Florida the seller carries a specific set of costs. There is a documentary stamp tax on the deed ($0.70 per $100 of the sale price), and in Brevard the seller customarily buys the owner's title insurance policy at state-set promulgated rates. Add the agent commission, your mortgage payoff, and a property-tax proration for the days you owned the home this year, and the gap between sale price and take-home is real money.

Nothing here is padded or invented. The doc stamp and title figures come straight from the Florida statute and the promulgated rate schedule, the same numbers your closing agent will use.

Commission is fully negotiable and split between both sides. Adjust it, and every other line, to match your actual deal.

The seller costs that surprise people

Doc stamps on the deed

Florida taxes the transfer itself: $0.70 for every $100 of the sale price, paid by the seller here. On a $450,000 sale that is $3,150. It is not optional and it is not the same as the buyer's mortgage stamps, it is the state's cut for recording the deed.

Owner's title insurance, seller's tab

In Brevard the seller traditionally pays for the buyer's owner title policy. The rate is set by the state, so it is the same at every title company: $5.75 per $1,000 on the first $100K, then $5.00 per $1,000 after. Shopping title agencies will not lower this line, only negotiating who pays it can.

Tax proration, because Florida bills late

Florida property taxes are paid in arrears, in November for the year that is ending. So at closing you credit the buyer for the months you owned the home before they took over. Close in June and you owe roughly half a year of taxes to the buyer as a credit.
