Pine Cove, the honest version.

Three hundred six homes near the Barnes and Fiske Boulevard corridor, genuinely independent of Viera's two master associations, and a much smaller same-city neighbor that shares half its name.

First, what it is not

Not Viera, and not its smaller neighbor.

Pine Cove sits near the Barnes and Fiske Boulevard corridor in Rockledge, built out mostly between 1985 and 1997. Two things worth ruling out up front. First, given how many Rockledge and Melbourne-postal communities have turned out to be governed by one of Viera's two separate master associations, I checked directly: Pine Cove appears on neither the Central Viera Community Association's list nor the Viera East Community Association's list. It is genuinely independent. Second, there is a separate, much smaller Rockledge community called Pine Cove Village, roughly 18 households of townhomes, that shares part of the name and gets mixed up with this one in search results. This page is about Pine Cove, the 306-home single-family community. I could not find an original developer's name or a documented founding story for either.

"Pine Cove" alone is not specific enough to search reliably

Between Pine Cove Village next door and generic "Pine Cove" communities elsewhere in Florida, a loose search mixes results from all of them. If you found this page searching just "Pine Cove," confirm the listing, review or HOA rule you are reading actually names this Rockledge community specifically before you rely on it.

No HOA that I could verify, one way or the other

I found no registered association and no special district covering this community, which is consistent with no HOA, but it is not a document proving one does not exist. Confirm directly with the seller or your closing documents.

A 1988 median means insurance shopping matters more than roof-age panic

This is old enough that original systems are worth checking but young enough that the oldest-era risks, outdated electrical panels and pre-code construction, are less likely here than on a 1960s Brevard community. Florida's insurance market in 2026 still prices wind mitigation and claims history hard regardless of age. Shop the policy and pull the wind mitigation report rather than assuming a newer-ish build keeps the premium low automatically.
