I want to be direct about something because this site has caught the opposite mistake twice already this year in other Rockledge and Melbourne communities: Kings Grant is genuinely independent of Viera and the Central Viera Community Association. CVCA publishes its own list of member neighborhoods, and Kings Grant is not on it, which lines up with the plain timeline, this community predates Viera's 1990s launch by decades. I could not find an original developer name or a specific founding story beyond that general expansion-era context, and I am not going to invent one.

One aggregator field lists a zero-dollar fee, which could mean no HOA or could just mean the data was never filled in. I am not calling either version confirmed. Get the actual answer from the seller's disclosure or your closing documents.
A 1965 median puts the roof, the panel and the plumbing all on the table
This is an older median than most active listings you will compare it against. In Florida in 2026, a four-point inspection can decide whether a policy gets written at all on a house this age, and insurers price roof age above almost everything else. On a home from the 1960s, also ask specifically about the electrical panel brand, Federal Pacific and Zinsco panels from this era are widely flagged as fire-risk by inspectors, and about original polybutylene or galvanized plumbing. None of these are guaranteed present, but all are worth asking about by name rather than trusting a generic inspection to catch them.
"Kings Grant" is a common name, and generic search results will mislead you
Unrelated communities and HOAs called Kings Grant exist elsewhere in the country. If you are researching this neighborhood online, keep "Rockledge" or "Brevard" in every search, and be skeptical of any HOA rule, fee or review that does not explicitly confirm the Florida location.

No, and I checked this directly rather than assuming. The Central Viera Community Association publishes its own list of member neighborhoods, and Kings Grant is not on it. That is also consistent with the timeline: Kings Grant was built between 1963 and 1978, decades before Viera itself launched in the 1990s. If a search result or an aggregator page mentions a CVCA fee or a Viera assessment near Rockledge, it is not describing Kings Grant.
