Indigo Crossing, the honest version.
Two hundred ninety-four homes built 2005 to 2008, addressed in Rockledge by the county roll but structurally folded into Viera's North Solerno HOA network, under two layers of association. Online HOA fee quotes for this community range from roughly two hundred to eight hundred fifty dollars a year.
Rockledge address, Viera network.
Indigo Crossing carries a Rockledge address on the county roll, but it functions as part of North Solerno, a cluster of West Viera neighborhoods, alongside Capron Trace, Charolais Estates, Colfax Landing and Ravencliffe, under the Central Viera Community Association. That means two layers of HOA rather than one: a Solerno district sub-association, and CVCA above it as the master association. Whichever label you see, "Rockledge" or "Viera West," it is the same streets and the same parcels. What it is not is a single, simple, one-fee HOA situation, which is exactly why online dues figures for this community disagree with each other so badly.
What 294 homes look like on paper.
I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Indigo Crossing as the county appraiser sees it, across 4 recorded plats.

Three Indigo Crossing realities to price in.
You are budgeting for two HOA bills, not one
The Solerno district sub-association and the Central Viera Community Association both apply here, and the property manager for both, Fairway Management of Brevard, is the right call to get a current, verified figure for each. Do not add a single aggregator number to your budget and call it done; get both fees in writing.
A near-one-in-five absentee rate is worth a direct question
Nineteen percent of homes here are not homesteaded, higher than most of the established communities I have measured. That alone is not a red flag, but if a settled, primarily owner-occupied street matters to you, ask the HOA about current rental activity and any rental caps rather than assuming from the county's homestead figure, which lags real time.
The amenities are shared, not exclusive to this phase
The pool, courts, trail and clubhouse cited across listings appear to belong to the broader North Solerno park system rather than something built and reserved only for Indigo Crossing. That is not a downside, more access for the same dues in most cases, but confirm what specifically comes with this address before comparing it to a standalone subdivision's private amenities.
Three things I could not source.
Three things I would rather show you the gap on than fill with a number that could be off by four times.
The current dues for either HOA layer
As above, figures online range roughly $215 to $850 a year depending on the source. Get both the Solerno sub-association fee and the CVCA master assessment in writing from Fairway Management or your closing documents.
Whether the community really sold out within days in 2005
One agent site makes this claim; I found no primary confirmation. Interesting if true, unverified as it stands.
Your school zoning and flood zone
Both assigned by address, not by subdivision, and both get redrawn. Verify the exact address with Brevard Public Schools, and pull the flood zone at FEMA's Map Service Center. My flood zone guide walks through what it means for your insurance bill.
If it is North Solerno you are shopping.
Charolais Estates is one of Indigo Crossing's own North Solerno siblings, a very different product at a much higher price point. The Rockledge guide covers the wider market.
Questions people actually ask.
Is Indigo Crossing in Rockledge or Viera?
Both, in a real sense. Brevard County's own roll addresses it in Rockledge, but it is structurally part of North Solerno, a cluster of neighborhoods, alongside Capron Trace, Charolais Estates, Colfax Landing and Ravencliffe, under the Central Viera Community Association, the master HOA for West Viera. Some listing sites label it "Viera West" instead of Rockledge. Same streets, same parcels, two labels.
Why do HOA fee quotes for Indigo Crossing vary so much online?
Because there are two layers of association: a Solerno district sub-association and the Central Viera Community Association above it, and listing agents appear to enter one, the other, or a stale figure inconsistently. I found quoted numbers ranging from roughly $215 a year to $850 a year across different sources, a four-times spread I am not willing to average or guess between. Confirm both the sub-association fee and the CVCA master assessment separately, in writing, before you budget.
Who built Indigo Crossing?
Multiple sources point to Holiday Builders. One local agent site claims the community sold out within days of its 2005 release. I could not independently confirm that detail from a primary source, so treat it as a claim, not a fact.
What amenities come with Indigo Crossing?
Consistently cited across listings: a community pool, playground, basketball and tennis courts, a jogging trail and a clubhouse. These appear tied to the broader North Solerno park system rather than something exclusive to this specific phase, which matters if you are comparing amenities against a standalone subdivision.
