Insurers price roof age harder than almost anything else, a four-point inspection can decide whether a policy exists at all, and at this price point an uninsurable house is an unsellable house. None of that is a reason to avoid the neighborhood. It is a reason to get the roof age, the wind mitigation report and an insurance quote before you are emotionally committed, not during the inspection period. Get the insurance quote into your timeline up front on a house this age. Finding out in week three is how people lose deposits and weekends.

Four out of five homes have a pool, and a 30-year-old pool is a real line item

I could not verify the livestock and outbuilding rules from any public source, and the answer is going to live in the recorded covenants and in county zoning for the specific parcel, which is exactly the kind of thing that varies lot to lot within one community.
