The amenities are real and the clubhouse is genuinely good. The part nobody hands you is the assessment schedule, and one line in it means your neighbor may pay less tax than you forever.
Who Heritage Isle fits.
A gated, amenity-heavy community off Stadium Parkway in Viera, built out mostly from the mid-2000s onward, wrapped around a clubhouse that earns its reputation. It sits inside its own Community Development District, which is a unit of local government with the power to levy assessments and issue bonds. That last sentence is the whole reason this page exists. Most of what you need to know about buying here is not in the listing. It is in a PDF the district publishes once a year, and almost nobody reads it.

Heritage Isle at Viera CDD adopts an assessment schedule every year and publishes it. The current one is dated August 26, 2025 and covers fiscal year 2025-2026. These are the real numbers off that document, not an estimate and not a range I made up.

Three Heritage Isle realities to price in.
Your neighbor may pay less tax than you. Permanently.
This is the one that actually costs people money, and nothing in the listing will tell you. The district says it plainly: some lots have had their bond principal paid off and no longer carry a debt service requirement. A previous owner wrote a check, the debt came off that parcel, and it never comes back. So two identical houses across the street from each other can carry permanently different annual bills, and nothing in the MLS tells you which one you are standing in. Before you offer, get a payoff status for the specific parcel. The district manager quotes it. If the lot is already paid off, that is real money you should be paying for. If it is not, that is real money you should be budgeting.
The CDD is a second tax, and it rides your tax bill
A Community Development District is not an HOA. It is a unit of local government, its assessment lands on your county tax bill, and it does not care that you did not use the pool this year. Two houses with the same asking price, one inside a CDD and one outside it, are not the same monthly payment. Run the real number before you fall in love with a floor plan. My Space Coast payment calculator has a line for exactly this, because national calculators pretend Florida does not have CDDs, flood premiums, or a tax reset at sale.
There are two bills here, not one
The CDD assessment is the number I can prove, because a public district has to publish it. The HOA is separate, it is run through a management company, and it does not publish a public dollar figure. Anyone quoting you a precise Heritage Isle HOA fee off a listing site is quoting something they cannot source. Ask for the current estoppel and the recorded documents, and budget both lines, not one.
Three blanks I am leaving blank.
Every other page you will read about this place states these confidently. I am not going to, because I could not source them, and a number that is confidently wrong costs you more than a blank I admit to.
Who is allowed to live here
Every listing site will tell you the answer to this in one confident sentence. I checked, and every one of them traces back to another listing site. The district's own published documents do not state it, and the association's documents are behind a member login. So here is my position: occupancy rules of this kind are set by a recorded declaration and by federal law under 42 U.S.C. 3607, not by an MLS field, and an MLS field is exactly the kind of thing that goes stale and gets copied forward for years. If who can live in the house matters to your purchase, and it will if anyone in your household is under 55 or under 18, then this is the first thing to settle and the last thing you should take off a website. Your schools and your flood zone
Both are assigned by address, not by subdivision, and both get redrawn. A community this size can split across zones. Verify school zoning directly with Brevard Public Schools for the exact address, and pull the flood zone yourself at FEMA's Map Service Center. If you are looking at Heritage Isle you are probably also looking at these, and they are not the same deal. Viera East is the older side of the master plan, cheaper, and its district just retired a chunk of debt. How much are the CDD fees in Heritage Isle?
The district's adopted FY25-26 assessment schedule, dated August 26 2025, puts the total annual CDD assessment between roughly $1,075 and $1,519 per unit. Where you land depends on your lot and which side of the district you are in. The schedule is re-adopted every year, so confirm the current one before you write an offer.
Why do two identical Heritage Isle homes pay different taxes?
Because some lots have already had their bond principal paid off. The district states plainly that those parcels no longer carry a debt service requirement, and once a previous owner paid it, it does not come back. What is the Heritage Isle HOA fee?
I could not source it. The HOA is run through a management company and publishes no public dollar figure, so any precise number you see quoted online cannot be traced to a document. The CDD assessment is separate from it and is the number that can be proven. Budget both lines and get the current estoppel.
