One of the newest large communities in the county, and now old enough that the warranty ran out and the first real bills are arriving. That transition is the whole story here.

Florida has more than one Sawgrass Lakes. There is one in Port St. Lucie, and the big portals have a proper place page built for that one. The West Melbourne community, the one with 919 homes in it, does not get the same treatment. If you have been searching this name and getting results that felt geographically confused, that is why, and it is not you. This page is about the West Melbourne one, in Brevard County.

The window you are buying into

New enough to be easy. Old enough that the warranty is gone.

A community where every house was built between 2014 and 2021 sits in a very specific and under-discussed place in its life.

The good part is real and it is why the median sale here holds up. Modern building code. Roofs that insurers price kindly, which in Florida in 2026 is worth actual money every single month, not a nice-to-have. No polybutylene, no Federal Pacific panel, no 1980s aluminum wiring surprise, none of the things that quietly kill a deal at the four-point inspection stage elsewhere in the county.

The part nobody says out loud: the oldest homes here are now past a decade, and structural warranty coverage does not last forever. The first air conditioners are reaching the age where they get replaced, not repaired. Water heaters are due. The original appliance package is at end of life. None of this is a defect and none of it is a reason to walk. It is a budget, and it is a budget most buyers do not build because the house still reads new. A 2015 house is not a new house. It is a ten-year-old house that looks new, and those are different purchases.

West Melbourne is not Melbourne, and your tax bill knows

The mailing address says Melbourne. The city is West Melbourne. Those are two different municipalities with two different millage rates and two different sets of city services, and the one that governs your bill is the one the parcel actually sits in, not the one on the envelope. While we are here, the other Florida tax trap applies with full force in a community this age: the tax figure on the listing is the seller's bill, protected by their Save Our Homes cap. Yours resets at sale. On a house at this median, that gap is not a rounding error. Run it before you offer, not after. My property tax estimator shows both numbers side by side, which is the entire reason I built it.

Thirty-seven sales a year, and they are not interchangeable

Only 4.0% of this community traded in the last twelve months. But look at the square-footage spread again: 1,649 to 4,456 square feet. Those are not the same house and they do not sell for the same money, so a "median sale price for Sawgrass Lakes" is a number that describes almost none of the actual houses. When someone quotes you the neighborhood median as if it tells you what your target costs, they are telling you about the neighborhood, not about the house. Ask what the comparable floor plan did.

This is a newer community, which means most of what is written about it online came from marketing material rather than from a document. Here is what I could not stand behind.

The HOA dues

The association's site is live and it has a dues payment portal and an estoppel page, which tells you the association is real and functioning. What it does not have is a public dollar figure. There are ranges circulating on listing aggregators. I could not source any of them, and a dues range is one of those numbers that is worse than useless when wrong, because you budget around it. Get the estoppel. I will pull it for a specific address.

The village structure, the builder, and the gate

You will read confident specifics about which builder built this, how many villages there are, what they are named, whether it is gated, and whether one enclave inside it has different occupancy rules than the rest. Every version of that I found traced back to another real estate blog, and the builder's own page rendered as an empty shell. I am not repeating any of it. If the answer to any of those questions changes your decision, and the occupancy one especially would, then it deserves a document rather than a paragraph.

Your schools and your flood zone

Assigned by address, not by subdivision, and both get redrawn. Verify school zoning for the exact address with Brevard Public Schools. Pull the flood zone at FEMA's Map Service Center; my flood zone guide walks it. Newer construction is often sited above the older stock around it, which is worth knowing but is not a substitute for the actual determination on the actual parcel.
