Four sales a year makes the median almost decorative

Not twelve, not twenty. Four, out of 127 homes. At that volume, one unusual sale swings the number more than in almost any other community I cover. Treat the median sale price as a rough marker, not a precise comp, and ask what the actual recent sale in your target price and lot type did, not the community average.

A 1961 median puts the roof and the seawall both on the table

Median year built here is 1961, deep into the range where a four-point inspection can decide whether a policy gets written at all. On a bay-front or canal lot, add the seawall to the list: a failing one is a five-figure repair invisible from the yard. Get the roof age, the wind mitigation report, and on any waterfront parcel the seawall's condition and permit history before you are emotionally committed.

Waterfront here means Edwards Bay, not the ocean

This is the Banana River side of Cocoa Beach, not oceanfront. That is the whole point for a boat owner, direct bay and canal access without the ocean's wave exposure, but it is worth being clear-eyed about if what you actually want is a view of the Atlantic. Different water, different product.

Whether there is an HOA

Every source I checked describes this as an HOA-fee-free community, but none of them cite recorded covenants or a primary document, only repeated aggregator copy. "No fee" and "no HOA at all" are different claims. Get written confirmation either way for the specific address before you assume it.

Your schools and your flood zone

Both are assigned by address, not by subdivision, and both get redrawn. A community spread across 8 plats can split at the edges.
