Cocoa Isles, the honest version.

A hundred fifty-eight homes on the Banana River side of Cocoa Beach, built the same year Alan Shepard went up. Two things share this name and only one of them is this neighborhood.

Two things share this name.

Search "Cocoa Isles HOA" and you will likely find a homeowners or condo association that is real, active, and has nothing to do with this neighborhood. That association covers a condo building on Catalina Road near downtown Cocoa Beach. This page is about the single-family canal neighborhood on the Banana River side of the island, running roughly from behind the Publix at Banana River Square to 4th Street North, on streets like Cocoa Isles Boulevard, Samar Road, Santa Cruz Road, Trinidad Road, Bali Road, Bermuda Road, Java Road and Nassau Road. Different location, different structure, different documents. If someone hands you HOA paperwork for a house here, confirm it actually names this neighborhood before you read another line of it.

The stuff nobody mentions

Three Cocoa Isles realities to price in.

A 1961 median puts the roof AND the seawall on the table

Median year built here is 1961, older than almost anything else I have measured off the roll. In Florida in 2026, roof age drives insurance harder than price does, and a house this old is deep into the range where a four-point inspection can decide whether a policy gets written at all. On a canal lot, add the seawall: a failing one is a five-figure repair and not something you can eyeball from the yard. Get the roof age, the wind mitigation report, and on any waterfront parcel the seawall's condition and permit history, before you are emotionally attached to a specific house.

Canal lot and dry lot are two different products wearing one name

Cocoa Isles mixes true waterfront parcels, with a canal or river frontage and generally a dock, against dry lots set back from the water with none of that. The name on the listing does not tell you which one you are looking at, and the price gap between the two is real. Confirm canal frontage on the plat or by walking the property before you compare a listing's price to what a true waterfront lot here is worth.

"4th" is a filing label, not a second neighborhood

The county plats this section as "Cocoa Isles 4th," alongside a 2nd, a 10th and a 12th addition sharing the same streets. Nobody searches for a house by its addition number, and you should not either. What matters is that this is a single, coherent stretch of Cocoa Isles on the Banana River side, not a smaller or lesser piece of it, whatever the plat filing calls it.

Whether this section has an HOA at all

I could not find a homeowners association registered for this single-family neighborhood, separate from the unrelated Catalina Road condo association covered above. That may mean there genuinely isn't one, which several local agents describe as the case here, or it may mean the association predates easy public search. Either way, do not assume a fee or a set of covenants from a generic search result. Ask for the recorded documents, or written confirmation that none exist, for the specific address.

Your specific flood zone

Cocoa Beach's own guidance is that storm surge, not rainfall, is the primary flood driver on the barrier island, but the zone itself is assigned by address, not by subdivision, and a canal community like this one can vary lot to lot. Mostly, yes. Cocoa Isles sits on the Banana River side of Cocoa Beach, and most of its lots back onto a canal or the open river, with a smaller number of dry lots inland of the canals. A canal lot generally carries a dock and boat access; a dry lot does not. Confirm which type a specific listing is before you compare it to a waterfront asking price.

Does Cocoa Isles have an HOA?

I could not find one for this single-family neighborhood. There IS a homeowners or condo association using the Cocoa Isles name, but it covers an unrelated condo building on Catalina Road near downtown Cocoa Beach, not this canal neighborhood. If you search "Cocoa Isles HOA" you will likely land on that association's page by mistake. Do not assume it applies to a house on Cocoa Isles Blvd, Samar Road or the surrounding streets.

How old are the homes in Cocoa Isles?

Median year built is 1961, the same year as Alan Shepard's Freedom 7 flight, with the roll running from 1959 to as recent as 2021 on scattered rebuilds. Most of the neighborhood is original space-race-era construction, which puts the roof and the seawall both squarely on the negotiation table.
