The short version: Florida Hometown Heroes reopened Monday, July 13 with $50 million in down-payment help, first come, first served. Florida Housing projects the money lasting 7 to 8 months. People closer to the ground think it goes much faster. If you qualify and you're serious about buying this year, the move is to get in line this week, not this fall.
What's actually happening right now
Reservations opened at 10:00 AM on July 13. The money doesn't go to whoever needs it most. It goes to whoever gets a complete file into a participating lender first. The earliest closings from this round are expected around July 17, which tells you how fast prepared buyers are moving.
Two predictions worth knowing. Florida Housing, which runs the program, projects the $50 million lasting into early 2027. The president-elect of Orlando's Realtor association told reporters she expects most of the funds spoken for within about 30 days. I can't tell you which is right. I can tell you that past rounds ran out faster than the official projections, and nobody ever regretted being early to a first-come, first-served line.
The 60-second version of who qualifies
- You work full time for a Florida-based employer. The old "heroes only" job list is gone. Nurses, teachers, deputies, and also retail managers, mechanics, and office workers. If the employer is in Florida and the hours are full time, you're in the conversation. Hybrid roles generally need you on-site about 3 days a week.
- First-time buyer, mostly. Haven't owned in the last 3 years counts. Veterans skip this rule entirely.
- 640 credit or better, and household income under your county's limit. The limits change every cycle, so have a lender pull the current Brevard number instead of trusting a blog, including this one.
If you clear those, the program puts 5% of your loan amount, between $10,000 and $35,000, toward your down payment and closing costs as a second mortgage at 0% interest with no monthly payment. You repay it when you sell, refinance, or pay the house off.
What to do today
- Run my eligibility checker. Takes about a minute, no email wall. It screens the big requirements before you spend energy on the rest.
- Get to a participating lender now. Only approved lenders can reserve these funds, and a lender who already has your W-2s, pay stubs, and bank statements can reserve while everyone else is still scanning documents. I can introduce you to one today. It costs nothing, and you're free to use any participating lender you like.
- Make sure the monthly payment works. The assistance covers the down payment, not the mortgage. Five minutes with the payment calculator and the property-tax estimator keeps the excitement honest.

The honest fine print
This program is real, and it's also not free money in the loose sense. It's a loan you repay at sale or refinance. Income limits, price caps, and terms come from Florida Housing and change every cycle, so verify everything with a participating lender before you count on a number. And if this round runs out before you're ready, that's a delay, not a verdict. Brevard's own SHIP assistance runs on a separate cycle, and Hometown Heroes has come back before.
