What Hometown Heroes actually is

It's a state program for full-time workers at Florida-based companies buying their first home (or their first in three years; veterans skip that rule). If you qualify, you get 5% of your loan amount, somewhere between $10,000 and $35,000, as a second mortgage at 0% interest with no monthly payment. You pay it back only when you sell, refinance, or pay off the house.

It's not a scam and it's not a lottery. It's the state putting real money toward one goal: getting working Floridians into their first homes. The only catch is that the pot is limited and the line moves fast.

The 5-step prep list

  1. Run the 60-second check. My eligibility checker screens the big requirements (first-time status, Florida employment, credit floor, income) with no email wall. If it says "likely," keep going down this list tonight.
  2. Get with a participating lender before Monday. This is the step that decides who gets funded. Applications go through approved lenders, not the state website.   3. Stage your documents. Two years of W-2s, recent pay stubs, two months of bank statements, and a photo ID. Boring, but this folder is the difference between same-day and next-week. And next week may be too late.

  5. Don't panic if you miss it. Brevard's own SHIP program offers up to $75K for income-qualified buyers on its own cycle, and Hometown Heroes has come back in future rounds before. Missing one window is a delay, not a verdict.
