The short version: The big Space Coast worksites are not one campus. Kennedy Space Center and Cape Canaveral Space Force Station have separate gates on separate roads, and the south-county defense plants are a third commute entirely. Work out which gate your badge opens before you pick a town. And treat the hiring headlines as real but not a guarantee, because county unemployment is higher now than it was a year ago.
If you signed an offer here and you are house-hunting from another state, this is the part most relocation guides get wrong. They treat "the Space Coast" as a single job center. It is at least three.
Three worksites, three different drives
Kennedy Space Center sits on Merritt Island and is entered from the north and west. SpaceX's Gigabay, the roughly 815,000-square-foot Starship building going up at Roberts Road, is inside KSC, along with a lot of NASA and contractor work. Blue Origin's rocket factory and New Glenn mission control sit at Exploration Park, immediately outside the KSC gates.
Cape Canaveral Space Force Station is a different installation to the southeast, entered through Port Canaveral. Blue Origin's New Glenn pad at Launch Complex 36 is there, about nine miles from that same factory. Nine miles on a map, a different commute for you.
L3Harris and Northrop Grumman sit on West NASA Boulevard in Melbourne near the airport, more than 40 miles south of the KSC gates. If your badge is for one of those, everything below flips upside down.
What the hiring headlines actually mean
The announcements are real. In May 2026 the Governor's office and Space Florida confirmed a $600 million Blue Origin expansion on Merritt Island: an 830,000-square-foot upper-stage building bringing 500 jobs at an average salary near $98,000. SpaceX's Starship buildout across KSC and the Cape runs roughly $1.8 billion, with a commitment of at least 600 full-time Florida jobs by 2030.
Here is the part that does not make the brochure. Brevard County's unemployment rate was 4.7 percent in May 2026, up from 3.8 percent a year earlier. Commercial hiring is climbing while the federal side shrinks. Reporting on the FY26 budget had Kennedy Space Center shedding roughly 300 civil-service positions. Both things are true at the same time.
What that means for your house: buy the payment your signed offer supports today, not the one you expect after a promotion or a program milestone. Run the real number on the affordability calculator before you fall in love with a listing.
Towns, sorted by gate
The figures below are the county appraiser's median market value for single-family homes. They run below actual sale prices, so use them to rank towns against each other, not as a purchase budget.
- KSC, Roberts Road, Exploration Park: Titusville (median market value ~$228K) and Merritt Island (median market value ~$379K). Titusville is the least expensive housing sitting close to a major gate, and the NASA Causeway on SR 405 is now two new fixed high-span bridges, so the old drawbridge waits are gone.
- Cape Canaveral SFS via Port Canaveral: Merritt Island again, plus Rockledge (median market value ~$329K) and Cocoa Beach (median market value ~$647K). Beachside costs more up front and insures differently, which is a bigger gap than the sticker suggests.
- L3Harris and Northrop in Melbourne: Melbourne (median market value ~$313K), Viera (median market value ~$395K), Palm Bay (median market value ~$219K), and Satellite Beach (median market value ~$451K).
Housing age tracks with those prices. Merritt Island's median single-family home was built around 1978 and Titusville's around 1981, which matters in Florida because roof age and electrical panels drive insurance quotes more than square footage does.
Drive it before you sign
- Drive the actual commute at your actual shift time. A Sunday-afternoon test drive tells you nothing about a gate at shift change.
- Ask which gate you badge through. Not which company, which gate. It changes the answer by 20 miles.
- Ask whether your role is on-site every day. Plenty of engineering roles here are not, and that widens your map considerably.
- Rent for a lease term if your start date is tight. Buying sight-unseen into the wrong side of the county is a five-year mistake to fix.
One honest caveat on all of this: program schedules move, and so do payrolls on both sides of the fence. The commute math holds up regardless, which is why I lead with it.
