Viera South, the honest version.

A hundred eighty-eight homes on Hammock Trace Drive, built 1993 to 1998, likely among the earliest neighborhoods raised when Viera itself broke ground. Today, most real estate sites use "Viera South" to mean something else entirely: new construction west of I-95 built after 2015.

First, which one

The name got recycled.

The county records a PUD called Viera South, Tracts MM and QQ, filed across four phases and built out from 1993 to 1998 on Hammock Trace Drive. That is what this page covers. Search "Viera South" today, though, and nearly everything you find describes a different thing: the newer zone west of I-95 and south of Wickham Road, home to communities like Bridgewater, Stonecrest, Trasona Cove and Pangea Park, most of it built after 2015 at a considerably higher price point. Both areas fairly carry the "Viera South" label in casual use, one as a specific 1990s PUD, one as a modern marketing zone. They are not the same product, and a fee, a fact or a review meant for one does not apply to the other.

You are almost certainly not comparing apples to apples online

Search results, price estimates and reviews under "Viera South" overwhelmingly describe the newer, post-2015 zone west of I-95, not this 1990s PUD. If you have seen a price range or an amenity list for "Viera South" that seems out of step with a Hammock Trace Drive listing, that is likely why. Confirm the specific address and build era before you anchor an expectation.

A 1995 median means this is early Viera, with early-Viera-era construction

Viera broke ground in 1989 and 1990, with Viera East starting construction in 1992. This PUD's 1993 to 1998 build range fits squarely in that early window. In Florida in 2026, a house this age still needs a real roof-age and wind-mitigation check before you assume anything about the insurance bill, regardless of how well-regarded the wider Viera name is today.

I found no CDD or verified HOA fee for this specific PUD

The state's own special district records show an active Viera East CDD and a Central Viera CDD that was dissolved in 2004, neither of which is this PUD by name. I could not verify an HOA fee from a primary source. If you find a dues figure online, confirm it actually applies to Hammock Trace Drive and not the newer zone sharing the name.
