Confirm the specific address and build era before you anchor an expectation.
A 1995 median means this is early Viera, with early-Viera-era construction
Viera broke ground in 1989 and 1990, with Viera East starting construction in 1992. This PUD's 1993 to 1998 build range fits squarely in that early window.
