Strom Park, the honest version.

Three hundred thirty-eight homes, the flagship of West Viera's planned expansion when presales began in 2013, with a dog park and a splash park instead of a pool, and an HOA fee I found two conflicting numbers for online.

First, the story

The flagship of West Viera.

Strom Park was Viera Builders' opening move on the west side of the master plan. A 2014 Viera Voice article, a genuine news piece rather than marketing copy, describes presales beginning in June 2013 and Phase One as 108 of a planned 343 homes, with the community positioned as the first part of an eventual roughly 11,000-home, 27,000-resident expansion south of Viera Hospital. That larger vision has not fully materialized on this exact scale, but Strom Park itself is real, built out, and confirmed on the Central Viera Community Association's own site as a genuine member neighborhood, governed by its own sub-association board through Leland Management, separate from CVCA's central operation. One more thing the news coverage confirmed and no listing mentions: this community got Viera's first dog park, and a splash park instead of a shared pool.

Two dues figures circulate online, and I trust neither

Search results turn up a $355 to $365 range in one place and $800 to $1,200 a year in another, with no primary document behind either number. Strom Park's own HOA websites do not help: one domain has lapsed into an expired-listing page, and the other blocks its own documents section without a member login. Do not anchor a budget on either figure. Get the current dues in writing from Leland Management, the community's management company, or the seller's HOA disclosure.

CVCA membership does not mean CVCA's typical amenities

Strom Park is a confirmed member neighborhood, but its own listed amenities are a playground, trails and a rentable pavilion, plus the dog park and splash park, not the golf or clubhouse amenities associated with some other Viera villages. Confirm what your specific dues actually buy rather than assuming a generic "Viera amenity package."

A 3% absentee rate means you are competing with owner-occupants, not investors

This is among the most owner-occupied communities I track in Brevard. That generally means better-maintained comps and less competition from investor cash offers, but also fewer motivated-seller situations and less negotiating room on price. Set expectations accordingly if you are used to shopping a more investor-heavy market.

I found no dedicated Strom Park CDD, and the applicable district, if any, is most likely the Viera Stewardship District covering West Viera generally, but I did not run a parcel-level boundary check to confirm this specific community sits inside it. Confirm on your closing disclosure.

Your school zoning and flood zone

Yes, confirmed directly on CVCA's own website, which lists Strom Park as a member neighborhood with its own sub-association board managed by Leland Management. That is a genuine, verified CVCA neighborhood, not a Melbourne-postal mislabel, even though the county roll's city field reads Melbourne.

What are the HOA dues in Strom Park?

I could not verify a figure. Two different numbers circulate online, one in the $355 to $365 range and another in the $800 to $1,200 a year range, and neither traces back to a live primary document I could confirm. Strom Park's own HOA websites are both dead ends: one domain now redirects to an expired-listing page, the other returns an access-denied error on the documents section. Get the current dues in writing from Leland Management or the seller's HOA disclosure, not from a search result.

Is there a CDD in Strom Park?

I could not confirm one. There is no "Strom Park CDD" on the state's own special district list. The Viera East CDD is a separate district covering a different part of Viera and does not apply here. The Viera Stewardship District, a separate special act district covering West Viera generally, may apply, but I could not confirm this specific community's parcels fall inside its exact boundary from a primary source.
