Daintree, the honest version.

A hundred forty-seven homes in the Villages of South Solerno, north of Duran Golf Course, in the part of Viera that runs under different rules than the Central Viera Community Association most people picture when they hear the name.

First, which Viera

Not every Viera runs the same way.

Daintree sits in the Villages of South Solerno, part of Viera West, north of Duran Golf Course. That matters because "Viera" is not one governance structure. Central and East Viera generally fall under the Central Viera Community Association, and Daintree is not on CVCA's own list of member neighborhoods. West Viera's infrastructure instead runs under the separate Viera Stewardship District, a state-created special taxing district. I could not confirm from a primary source that this specific community sits inside that district's exact boundary, but do not assume CVCA amenities, rules or dues carry over here just because the word "Viera" is in the name. One more mix-up to watch for: "Daintree" is also an M/I Homes floor-plan name near Sarasota and a Miami condo tower, neither related to this neighborhood.

Three Daintree realities to price in.

West Viera is not Central Viera, structurally

If you have shopped or lived in Central or East Viera, do not assume the same association, the same amenities, or the same dues apply here. Daintree is outside CVCA's neighborhood list, and West Viera's infrastructure runs under a separate stewardship district. Ask specifically which association and which district govern this address, rather than assuming a "Viera" answer you got somewhere else transfers over.

I could not confirm the exact HOA name, let alone the fee

Daintree did not turn up as its own registered entity in state corporate records. The dues may run through a "Villages of South Solerno" or "Solerno" master association instead. Get the exact association name and the current fee, in writing, from the seller's HOA disclosure before you budget, rather than trusting an aggregator's number attached to the "Daintree" name.

A 2010 median does not mean you can skip insurance shopping

This is newer construction than most of what I have published, and the roof-age risk that dominates older Brevard neighborhoods is less pressing here. But Florida's insurance market in 2026 prices wind mitigation, claims history and coverage type regardless of a home's age. Shop the policy before you assume a newer build keeps the premium low automatically.

How old are the homes in Daintree?

Median year built is 2010, with the roll running from 2007 to 2012, a single builder-era buildout. Builders associated with the broader area include Lennar, Viera Builders and Arthur Rutenberg Homes, based on multiple listing sources, though I could not confirm the specific builder for this section from a primary filing.
