Three names, two mean this place.

Brevard County's tax roll files this community as "Highlands Viera," a legal plat name almost nobody actually uses. Its own website, the Central Viera Community Association, and every real listing call it Three Fountains of Viera, a gated condo community next to The Avenue Viera mall. Then there is a third name to watch for: Highlands Viera West, a separate apartment complex on Judge Fran Jamieson Way with no connection to this one beyond the similar name. Confirm the specific address before you let a fact, a price or a review about one bleed into the other.

The price gap is mostly a size gap, not a value gap

Listings put units here at roughly 600 to under 1,400 square feet, well under half a typical nearby Viera house. That alone explains most of the price difference from single-family Viera, even at a comparable or higher price per square foot. Compare this on a dollar-per-square-foot basis against a house, not the headline price, before you decide it is the better deal.

Roughly two-thirds absentee ownership is a real signal worth understanding

Sixty-five percent of units here are not homesteaded, a meaningfully higher investor and rental share than the single-family communities I have published elsewhere in Viera. I found no evidence of an income-restriction program behind that number, only that this reads as a popular rental-investment product. If a settled, primarily owner-occupied building matters to you, ask the association directly about the current owner-occupancy rate rather than assuming from the county's homestead figure alone, which lags real time.

I could not confirm whether these units started as apartments

A few indirect signals, the high rental share and how some listing sites still categorize the property, are consistent with a building that may have opened as rental apartments before converting to condos. I found nothing primary that confirms or rules that out. It does not change what you are buying today, a condo unit under the current declaration, but it is worth asking the association about the building's history if that matters to you.
