Section Nine Protective Association, Inc. is registered with the State of Florida, filed in 2000, which confirms at least that piece is real and active. I could not find an original developer name or a founding story beyond that, and I am not going to invent one. What I can tell you is that "the Titusvillage HOA" is not a single thing, and the specific Section matters more than the neighborhood name for anything you need to confirm.

A mid-sixty-dollar-a-month number, said to include lawn service, shows up in search results, but it traces back to a competing local agent's website, not an HOA document, a management statement or the state's own registry. Even if that number were sourced, this community's Section-by-Section structure means one figure would not apply community-wide anyway. Get the current fee for the specific Section from the seller's HOA disclosure.
Which Section a house sits in matters more than the neighborhood name
Eleven plats and at least three confirmed separate Section associations means the rules, the fee and the enforcement can genuinely differ block to block within a name that reads as one community on a listing. Confirm the Section for a specific address before assuming anything about dues or restrictions carries over from a different part of Titusvillage.
A late-1980s median means the roof clock is real but not urgent
