Two hundred fifty-six homes across six recorded plats, actually five separate named sub-communities, Bent Oak, The Oaktrails, Laurel Run, The Reserve and Cottages of Meadowridge, each running its own HOA.

First, the structure

Five HOAs, one name on the map.

"The Meadowridge" is the umbrella name for a cluster of separately platted sub-communities in south Titusville, off Sisson Road near SR 405, developed by Condev Corporation. The county roll's six recorded plats match a real on-the-ground structure of at least five distinct, individually named sections: Bent Oak at Meadowridge, The Oaktrails at Meadowridge, Laurel Run at Meadowridge, The Reserve at Meadowridge and Cottages of Meadowridge. A 2004 local news report on Bent Oak's Phase Three permitting confirms Condev as the developer and references planned multi-family and industrial parcels nearby as part of the same broader subdivision plan. Each sub-community appears to run its own registered homeowners association rather than one umbrella HOA covering the whole area. One more thing worth knowing: unrelated communities with nearly identical names exist elsewhere in Florida, a gated "Meadow Ridge" in Deerfield Beach and a newer Dream Finders Homes "Meadowridge" in St. Augustine. Keep "Titusville" or "Brevard" in any search to stay on the right one.

Which of the five sub-communities matters more than the umbrella name

Bent Oak, Oaktrails, Laurel Run, The Reserve and Cottages of Meadowridge each run their own association, and a listing that just says "Meadowridge" is not telling you which one governs the house. Confirm the exact sub-community name before you assume a rule, an amenity or a fee applies.

No dues figure I found holds up, for any of the five

Bent Oak's own resident site publishes rules, including a 48-hour notice requirement for RV and boat parking, but no dues figure. The other four sub-communities were even thinner online. Whatever number a listing site attaches to "Meadowridge," confirm it against the seller's actual HOA disclosure for the specific sub-community, not a generic search result.

A 1993 median puts the roof on the table, but a 41% pool rate suggests solid original construction

In Florida in 2026, a four-point inspection can decide whether a policy gets written at all on a house this age, and insurers price roof age above almost everything else. The unusually strong pool rate for a community this size is a soft signal of original buyers who invested in the properties, not a substitute for pulling the actual wind mitigation report and roof age on the specific house.

As above, none of the five turned up a verifiable figure. Get the current fee for the specific sub-community from the seller's HOA disclosure.

Whether all five sub-communities are actually still active associations

I confirmed Bent Oak's HOA is active with the state. I did not independently confirm the same for the other four by name. If you are buying in one of the smaller sections, ask directly whether its association is currently active and collecting dues.

Your school zoning and flood zone

Both assigned by address, not by subdivision, and both get redrawn. A community spread across 6 plats and five sub-communities can split across attendance zones at the edges.
