Four names in one city, three more elsewhere.

"Waterway Estates" is a busy name. Inside Satellite Beach alone, the county records at least a 1st, 2nd, 3rd and 4th Addition, each its own recorded plat. Outside the city, "Waterway Estates North" is a different, unrelated community in South Patrick Shores, and the name gets reused again for unrelated developments in Plantation, Florida and in North Fort Myers. This page is specifically about the 3rd Addition, on the Grand Canal side of Satellite Beach, adjoining Lake Shepard. If a fact, a fee or a review you find online does not specify the city and the addition number, treat it as unverified for this particular community rather than assuming it applies.

Aggregator content for this community appears to blend it together with a separate, nearby condo association called Waterway Townhouse, which carries its own distinct dues. I could not verify a fee for the 3rd Addition itself from any primary source. Before you build a number into your budget, confirm with the seller or the HOA directly that whatever figure you have found actually names Waterway Estates 3rd Addition, not the condo association next door.

The canal story is real, but it is agent-repeated, not government-verified

Multiple local agents describe Grand Canal and Lake Shepard access here as bridge-free out to the Banana River and Intracoastal, sailboat-capable rather than just a small boat. That is a genuine differentiator if it holds for your specific lot. I have not independently verified bridge clearances or confirmed it applies equally to every parcel in the addition. Confirm actual water access and any bridge restriction for the specific address before you price in sailboat access.

A 1966 median puts the roof and, on canal lots, the seawall on the table

In Florida in 2026, roof age drives insurance harder than price does, and a four-point inspection can decide whether a policy gets written at all on a house this age. On a canal-adjacent lot, add the seawall to that list: a failing one is a five-figure repair and not something you can eyeball from the yard. Get the roof age, the wind mitigation report, and on any waterfront parcel the seawall's condition and permit history, before you get attached to a specific house.

Canal-adjacent property on Satellite Beach commonly carries a higher-risk designation, but that is a general pattern, not a FEMA lookup I ran for this specific community, and it varies by lot. Assigned by address, not by subdivision, and it gets redrawn. Verify the exact address with Brevard Public Schools rather than trusting a listing site's field.

Not necessarily, and this is a real research trap. Satellite Beach has multiple separately recorded Waterway Estates additions, at least a 1st, 2nd, 3rd and 4th, each its own plat. On top of that, there is an unrelated "Waterway Estates North" in South Patrick Shores, a different unincorporated Brevard community, plus entirely separate communities called Waterway Estates in Plantation, Florida and in North Fort Myers. If you search the name without the city and addition number attached, you can easily land on the wrong one. This page covers only the 3rd Addition inside Satellite Beach city limits.

Does Waterway Estates 3rd have an HOA, and what does it cost?
