The county roll shows it as 203 homes across four plats, and "Villa De Palmas Sykes Cove" is the combined name MLS and most listing sites actually use, not a mashup of two unrelated communities. What that means for you: a Sykes Cove address is a meaningfully newer product, roughly thirty years newer, sitting inside an older community's name and, as far as I could determine, inside two overlapping homeowners associations rather than one.

That is a genuine boating story, not marketing language. But it does not mean every one of the 203 homes here touches navigable water. Confirm canal frontage on the plat for the specific address you are looking at rather than assuming it from the community's reputation.
You may be answering to two associations, not one
I found two active entities that appear to touch this community: Villa De Palmas HOA, Inc., which covers the wider community, and Sykes Cove Community Association, Inc., a Florida corporation on record since 1988 with its own resident portal. I could not confirm whether Sykes Cove is a sub-association under Villa De Palmas or a fully independent one, and neither association publishes a dues figure I could verify. Aggregator sites quote numbers that do not agree with each other, so treat any dues figure you see online as unconfirmed until you get it in writing from both associations.
A 1995 median means the big-ticket age risk is smaller here than elsewhere on the island
Most of the homes here are roughly thirty years old rather than sixty, so the roof-replacement clock that dominates the rest of Merritt Island's older canal stock is less pressing, though not irrelevant. Insurers still price roof age into a policy, and any waterfront lot should have its seawall condition and permit history checked regardless of when the house was built. This is a newer, higher-priced pocket, but it is not a new-construction risk profile either.

Assigned by address, not by subdivision, and it gets redrawn. Verify the exact address with Brevard Public Schools rather than trusting a listing site's field, which is exactly the kind of thing that goes stale and gets copied forward for years.
