Catalina Isle Estates, the honest version.
Five hundred ninety-eight homes across seven recorded plats, a Sykes Creek canal running through part of the neighborhood, and a homeowners association whose own website calls itself voluntary and never states a fee. The county calls it Catalina Isle Estates. The association calls itself Catalina Isles/Skylark Estates. Same neighborhood, two names.
One neighborhood, two names.
County records call this community Catalina Isle Estates, spread across seven recorded plats mostly dating to the 1960s and 70s Kennedy Space Center boom. The homeowners association's own website brands itself Catalina Isles/Skylark Estates, and a Sunbiz filing from December 1966 appears to match it. I could not confirm exactly which of the seven plats corresponds to "Skylark," but the practical upshot is simple: if you search one name and do not find much, try the other, because they are the same neighborhood on Merritt Island's Sykes Creek. Part of this community backs onto navigable canal water. Part of it does not, and nobody selling you a house here is going to draw that line for you.
What 598 homes look like on paper.
I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Catalina Isle Estates as the county appraiser sees it, across 7 recorded plats.

Three Catalina Isle Estates realities to price in.
The canal is real, and it is not everywhere
Sykes Creek access reaches part of this neighborhood, and it is a genuine price differentiator, not a marketing flourish. A local competing agent's own listing copy leans on it hard, and for good reason. But an interior lot a street or two back gets none of it, and the two are not priced the same. Before you get attached to a listing photo of water, confirm on the plat or by walking the property whether that specific parcel actually touches navigable canal water.
A 1965 median means the roof and, on canal lots, the seawall are both on the clock
In Florida in 2026, a home's age drives insurance harder than it drives price. A four-point inspection can decide whether a policy gets written at all, and insurers price roof age above almost everything else. On a canal lot, add the seawall to that list: a failing seawall is a five-figure repair and is not always visible from the yard. Get the roof age, the wind mitigation report, and on any waterfront parcel, the seawall's condition and permit history, before you are emotionally committed to the house.
The HOA calls itself voluntary and does not publish a fee
Per the association's own website, membership is voluntary and open to owners and renters alike, with no dues figure posted anywhere I could find. One aggregator site quotes a range as low as one to fifteen dollars a month, but that conflicts with the "voluntary" framing on the HOA's own page and I could not verify it against a primary document, so it does not belong on this page as fact. Ask the association directly, or check the closing disclosure, before you build a number into your budget.
Three things I could not source.
Three things I would rather show you the gap on than fill with a number pulled from an aggregator site.
The current HOA dues
The association's own site describes itself as voluntary and does not post a dues figure. An aggregator quotes one to fifteen dollars a month, but I could not confirm that against a primary source and it does not match the "voluntary" framing on the association's own page. Confirm directly with Catalina Isles/Skylark Estates HOA or on your closing disclosure.
The exact flood zone for a given lot
Canal-adjacent property on Merritt Island commonly carries a higher-risk designation, but that is a general pattern, not a FEMA lookup I ran for this specific community, and it varies by lot. Pull the parcel-specific zone from FEMA's Map Service Center before you write an offer on anything near the water. My flood zone guide walks through what the letter and number actually mean for your insurance bill.
Your school zoning
Assigned by address, not by subdivision, and it gets redrawn. A community spread across 7 plats can split across attendance zones at the edges. Verify the exact address with Brevard Public Schools rather than trusting a listing site's field, which is exactly the kind of thing that goes stale and gets copied forward for years.
If it is the canal you are shopping.
Diana Shores, also on Merritt Island and built the same Kennedy Space Center-era decade, runs the same half-the-lots-have-it canal split and the same roof-age math, at a different entry point worth comparing side by side. The Merritt Island guide covers the wider market.
Questions people actually ask.
Is Catalina Isle Estates the same as Catalina Isles/Skylark Estates?
Yes, as far as I can determine. The Brevard County Property Appraiser's roll lists the community as Catalina Isle Estates across seven recorded plats. The homeowners association's own website brands itself Catalina Isles/Skylark Estates Homeowners Association, and a Sunbiz search shows a matching entity filed in December 1966. I could not fully confirm which of the seven plats corresponds to "Skylark," so treat the two names as the same neighborhood rather than two different ones, and do not be thrown off if a listing or search result uses one name and not the other.
Does Catalina Isle Estates have an HOA, and what does it cost?
There is an association, but per its own website it describes itself as a voluntary homeowners association open to all owners and renters, and it does not publish a dues figure anywhere I could find. An aggregator site quotes a range as low as one to fifteen dollars a month, which conflicts with the "voluntary" framing and which I could not verify against a primary source, so I am not going to repeat it as fact. Confirm directly with the association or on your closing disclosure rather than trusting a number from a listing aggregator.
Is Catalina Isle Estates a canal community?
Part of it. Portions of the neighborhood back onto navigable water connected to Sykes Creek, and canal access is a real differentiator here, not marketing language. But like most Merritt Island communities carrying "canal" in their reputation, not every lot has it. Confirm on the plat or by walking the property whether a specific parcel touches navigable water before you price it in.
How old are the homes in Catalina Isle Estates?
Median year built is 1965, with the roll running from 1963 up to 2024 on scattered rebuilds and infill. Most of the neighborhood dates to the same Kennedy Space Center-era boom that built much of central Merritt Island, which means roof age and, on canal lots, seawall condition are the two things worth checking first.
Looking at a Catalina Isle Estates listing? No pressure.
Tell me whether the address you're looking at touches the canal, and I will confirm it against the plat before you get attached to a photo. No drip campaign, no calls.
