The association's own site is a resident login portal with no public fee disclosure. Aggregator sites cite $318 to $375 a month in one place and roughly $388 a month in another, and a "$1,500 to $2,000 a year" figure shows up in at least one AI-generated search summary with no traceable source, well below what a full-amenity guard-gated island typically runs, which is exactly the kind of unsourced number worth being suspicious of. Get the real figure from the HOA disclosure or estoppel on a specific listing before you budget around it.

The amenities and the gate are island-wide, not phase-specific

The clubhouse, pool, six tennis courts, fitness center, sauna, game room, boat ramp and the single guarded drawbridge itself all belong to the island as a whole under the one master HOA, not to Phase 2 alone. A listing describing "Tortoise Island" amenities is describing something every phase shares, not an upgrade specific to this section.

The insurance conversation here is dock and flood zone, not roof age

A 1984 median build year is old enough to ask about the roof, but the bigger cost driver on a private island where most homes carry deep-water dock access to the Banana River and Grand Canal is flood insurance and the condition of the dock and seawall, neither of which a county roll can tell you. Ask for the flood policy, the wind mitigation report, and the dock or seawall inspection history on any specific listing rather than assuming the island's guard gate offsets that risk.
