"The Moorings" is a well-known, much larger bayfront community in Naples on Florida's Gulf Coast, with its own property owners association and a national real estate following. It has nothing to do with this one. This page is about the canal community off South Patrick Drive on Brevard's barrier island, reached via the Pineda Causeway, where homes back onto the Grand Canal with real access out to the Banana River. If a search result talks about Gulf Shore Boulevard or a Naples ZIP code, you have found the wrong Moorings.

Three Moorings realities to price in.
A 1972 median means the roof and the seawall both need a look
Median year built here is 1972. In Florida in 2026, roof age drives insurance harder than price does, and a house this age is well into the range where a four-point inspection can decide whether a policy gets written at all. On a canal lot, the seawall matters just as much: a failing one is a five-figure repair and not something you can eyeball from the yard. Get the roof age, the wind mitigation report, and on any waterfront parcel the seawall's condition and permit history, before you are emotionally attached to a specific house.
Confirm the canal frontage on the actual lot, not the cluster
The community's identity is boat access, but that does not automatically mean every one of the 208 homes has a dock and deep water at the property line. Walk the lot or check the plat before you pay for water access you assumed came with the address.
Under five percent turnover means this is a wait, not a search
4.8% of the community changed hands in the last twelve months. Combined with 81% of it being homesteaded owner-occupied, that tells you this is not a place with constant inventory. If you need a house in sixty days, be honest about whether that timeline fits this neighborhood. If you can wait, waiting is the strategy, and having someone watching for the listing beats refreshing a portal.

A voluntary homeowners association exists here with its own website, but I could not confirm a current dues figure from that primary source. Aggregator sites quote a number I could not independently verify, so I am not printing it. Get the actual figure from the association before you budget on it.
Your schools and your flood zone

Does Moorings have boat access?
Yes, that is the point of the community. Homes here back onto the Grand Canal, which connects to the Banana River, giving direct boat access from the property. Confirm canal frontage on the specific lot before assuming it, not every parcel in the cluster is a hard confirmation of frontage.
