Multiple aggregator sites have simply mislabeled that Orlando entity's city as Rockledge. I could not find a correctly attributed HOA registration for this actual community. As above, the HOA figures attached to "Phillips Landing" online trace back to an entity actually based in Orlando, mislabeled as Rockledge by aggregator sites. Amenity claims you'll see repeated, a clubhouse, a beach-entry pool, a playground, roughly 23 acres of lakes, show up consistently enough across independent sources that they are probably real, but I could not confirm them against a single primary HOA document either. Verify both the governing association's actual name and any fee directly with the seller before you rely on anything you found searching the name.
Likely built by Condev Homes, but not certified
Multiple listing sources and a builder's listed business address on the same street point to Condev Homes as the developer. Condev's own current portfolio page does not list Phillips Landing, plausible for an older, sold-out community that has cycled off their active marketing, but that also means I cannot call the builder confirmed from a primary source. Treat it as probable, not certain.
