Surfside Estates, the honest version.

Five hundred sixty-eight homes on the Banana River side of Merritt Island, a name that promises surf this landlocked island can't deliver, and a "no HOA" claim I found copied word-for-word across eight different listing sites.

First, the name

A name the geography can't back up.

Surfside Estates sits on the west side of Merritt Island, homes backing onto canals that run out to the Banana River. Merritt Island itself sits between the Indian River and the Banana River, with no direct Atlantic frontage anywhere on the island, so "Surfside" is aspirational branding rather than a literal description. That is not a knock on the neighborhood, the canal and river access is real and it is the actual draw, just not the one the name implies. I could not find an original developer's name or a documented founding story behind why the name was chosen.

The "no HOA" claim you'll read everywhere traces to one copied sentence

I checked several listing sites making this claim, and they all use identical phrasing, the same "time-tested camaraderie" language word for word. That is one syndicated blurb repeated across roughly eight sites, not eight independent people confirming a fact. I found no registered association myself, which is consistent with no HOA, but it is not the same as a recorded document proving none exists. Confirm through a title search or directly with the seller rather than trusting the repeated wording.

A 1966 median puts the roof and, on canal lots, the seawall on the table

In Florida in 2026, a four-point inspection can decide whether a policy gets written at all on a house this age, and insurers price roof age above almost everything else. On any canal-front parcel, add the seawall to that list: a failing seawall is a five-figure repair and not always visible from the yard. Get the roof age, the wind mitigation report, and on waterfront lots the seawall's condition and permit history, before you get attached to a specific house.

The name will mislead a search engine before it misleads you

An unrelated "Surfside Estates" HOA exists in Mexico Beach on the Panhandle, and the Town of Surfside in Miami-Dade is a separate incorporated municipality entirely. If you are researching this neighborhood online, keep "Merritt Island" in every search, and be skeptical of any rule, fee or review that does not explicitly confirm the location.
