Egrets Landing is a single-builder Maronda Homes community in North Merritt Island. The county roll shows construction running 2017 to 2022, and I found no active new-construction listings for it, which is consistent with a community that finished selling out several years ago. This is a resale market now. The thing worth knowing before you search: Maronda has since built a newer, separate community nearby called Egrets Reserve, same builder, different plat, different floor plans. The two names get blurred constantly in casual search and conversation. If a listing, a builder page or a friend mentions Egrets something in this part of the island, confirm which one before you assume a fact, a price or an amenity applies here.

The same marketing sentence appears on multiple "independent" sites
Several listing-aggregator pages for this community describe it in near-identical language, a sign of a shared data feed being repackaged as original content rather than anyone actually reporting on the neighborhood. Treat community-feel descriptions, and especially any "community pool and clubhouse" amenity claim, with caution: the private-pool rate above is a real, parcel-level number from the county roll, while a shared amenity claim on an aggregator page may simply be confusing the two. Verify any shared-amenity claim before assuming it applies here.
An HOA fee is circulating online with nothing behind it
Aggregator sites quote a specific monthly figure for the association here, sourced only to each other, not to a management company statement, a governing document or the state's own registry, which I could not load directly to independently confirm the underlying registration. Do not anchor your budget on that number. Get the current fee from the seller's HOA disclosure or your closing documents.
Sold out means you are shopping resale, not builder pricing or incentives
With construction finished since 2022 and no active builder sales office, every listing here is a resale, competing on its own condition and updates rather than a builder's current incentive package. That is a different negotiation than the still-building communities elsewhere on this site: no builder financing promotions to compare against, and the seller, not a sales office, sets the ask.

I found nothing confirming waterfront access for this specific community, and North Merritt Island has both waterfront and interior stretches close together. Confirm on the specific parcel rather than assuming from the neighborhood generally.
Your school zoning and flood zone

Diana Shores, also on Merritt Island, is the opposite end of the spectrum from Egrets Landing: decades older, a canal option on part of the neighborhood, and a $30-a-year association instead of an unverified fee. The Merritt Island guide covers the wider market.

Is Egrets Landing still building?
No. The county roll shows construction ran from 2017 to 2022, and I found no active inventory listed for it. This is a settled resale market now, not an active builder sales office. If you are searching for new construction under a similar name in this part of North Merritt Island, you are more likely finding Egrets Reserve, the same builder's newer, separate community next door. Confirm which one a listing is actually describing.
Is Egrets Landing the same as Egrets Reserve?
No. Both are Maronda Homes communities in the same part of North Merritt Island, but they are separate, differently platted developments. Egrets Landing is the older, built-out one this page covers. Egrets Reserve is a newer community from the same builder. Search results and casual conversation blur the two easily since they share both a builder and half a name.
What are the HOA dues at Egrets Landing?
