The short version: Melbourne is the county's job center, and it is the one town in Brevard where the same budget buys wildly different houses. Brevard's single-family median sale price was $400,000 in June 2026. In Melbourne that number might be a 1950s block home a few streets off the Indian River, or a 2015 build out in West Melbourne with a roof your insurer likes. The year a Melbourne house was built matters more than the kitchen, and the address matters more than the price band.
I went to Melbourne High. This is the town I know street by street, so treat this as biased but honest.
What $400,000 actually buys
Countywide numbers first, because Melbourne-only numbers are noisy. Brevard closed 1,033 single-family sales in June 2026, up 7.8 percent from a year earlier, at a median of $400,000, up 2.6 percent. Inventory tightened to 3.6 months of supply, down from 4.6 months last June. Condos moved the other way: 223 closings at a $269,000 median, down 2.2 percent year over year, on 6.4 months of supply.
At the Freddie Mac average of 6.66 percent for the week of July 30, a $400,000 purchase with 10 percent down runs roughly $2,300 a month in principal and interest. Taxes and insurance sit on top of that, and in Florida they are the part that surprises people. Run a real payment on a real price with the mortgage calculator and the property tax tool before you fall for a listing photo.
Downtown, Eau Gallie, West Melbourne: the age split is the price split
The Melbourne mailing area covers 51,340 single-family homes on the county roll, and the median one was built in 1994. That median hides the story, because the stock runs from prewar downtown houses to subdivisions being finished this year.
- Downtown and Eau Gallie. Older block and frame homes, walkable stretches near New Haven and the EGAD arts district, and the oldest roofs, panels, and plumbing in the market. That is where insurance quotes get decided, not at the closing table. Price the 4-point items into your offer.
- West Melbourne. Technically a separate city of about 32,000 people with its own council and its own millage rate. The housing skews newer, mostly concrete block from the 1990s forward off Minton and Hollywood. Newer roofs generally quote better. Confirm the millage for the exact address with the property appraiser, because city and unincorporated rates differ.
- Anything near the river. Check the flood zone by address. Plenty of near-water Melbourne sits in Zone X. "Near the water" and "in a flood zone" are not the same sentence.
Why I would not shop by neighborhood median
Here is something the big listing sites will not volunteer. Neighborhood-level medians in Melbourne are built on small samples, and they swing hard. Looking at Eau Gallie this summer, one national site put the median list price around $349,000. Another reported a stretch where prices were up 139.9 percent year over year. Both cannot be describing the same neighborhood usefully. A handful of high sales in one quarter moves a small-sample median far more than the market does.
Use those numbers for a rough band, then set them down and price the actual address: year built, roof age, flood zone, and what the tax bill does when it resets at sale. The seller's tax bill is not your tax bill, and on an older Melbourne home the insurance quote will tell you more than any neighborhood average.
The commute and the airport
Melbourne's real pitch is the commute. L3Harris is headquartered on West NASA Boulevard and is one of the county's largest employers, Northrop Grumman sits nearby, and Health First's Holmes Regional is in town. From most addresses on this page that is 25 minutes or less. Kennedy Space Center is not: plan on 50 minutes or more each way. I would rather send a KSC worker to look at Titusville or Rockledge than sell them a commute they will resent by November.
Melbourne Orlando International is 15 minutes from most of town and it is a real airport, but set expectations. It handled about 664,000 passengers in 2025. Nonstops are Atlanta on Delta, Charlotte on American Eagle, a few Allegiant cities, seasonal service to LaGuardia beginning December 19, Minneapolis-St. Paul returning in January, plus TUI's seasonal flights to the UK. For most trips you will connect somewhere or drive to Orlando.
These figures are from June and July 2026 and they move monthly. Millage, insurance pricing, and flight schedules change every cycle, so verify anything you plan to write an offer around.
