First, the correction

This is not a 55+ community.

I want to lead with this because it matters more than anything else on this page: some search results attach a "55+" label to Plantation Oaks, and it is wrong. Florida has two unrelated 55-plus manufactured-home communities that also use the name Plantation Oaks, one in Flagler Beach and one in Ormond Beach, and that is very likely where the confusion comes from. Plantation Oaks of Brevard in Titusville is a standard, all-ages, single-family neighborhood built by Maronda Homes. If you are shopping with kids, or you found this page because you were told otherwise, do not take that claim at face value from anywhere, including here. Ask the association directly for the recorded declaration if you want it in writing.

Plantation Oaks was built across at least five recorded phases by one builder over roughly fourteen years. That is normal, but it means amenities, exact HOA obligations, and even construction details can vary phase to phase. Confirm which phase a specific address belongs to before assuming a rule or a fee applies community-wide.

Titusville's aerospace commute is a real factor here

The community sits near Titus Landing and the Indian River Lagoon, and Titusville carries a genuine base of commuters into Kennedy Space Center and the surrounding aerospace employers. That is a legitimate, factual draw tied to drive time, not a claim about who should live here.

Only 6% have a pool, worth knowing going in

6% of homes here have a pool, which is low for construction this recent. If a private pool is on your must-have list, most of this community will not have one already installed, and you should ask the HOA's architectural review process what adding one involves before you assume it is straightforward.

The Plantation Oaks Homeowners' Association of Brevard is a real, registered Florida nonprofit, currently managed by Leland Management. I found conflicting fee figures across aggregator sites, none tied to a primary document, so I am not printing a number. Get the current figure from the association or the closing disclosure before you budget on it.
