Forest Trace, the honest version.
One hundred thirty-one D.R. Horton homes off Sisson Road, three conflicting HOA fee figures and two dead HOA websites, and an unrelated same-name senior living facility two hundred miles south.
Three fee figures, two dead websites.
Forest Trace sits off Sisson Road in south Titusville, built by D.R. Horton under its Express Homes brand, homes delivered mostly from late 2018 through 2021 in a single recorded plat. It appears sold out now, resale activity reads as only one or two listings a year rather than active new-home sales, though I could not confirm that status directly from the builder. The HOA fee here genuinely resisted verification: three different figures circulate online, roughly $111 a quarter, $201 with an unclear billing period, and $32 a month, and both domains that appear to be the association's own website failed to load, one with a DNS error, one blocked. I am not printing any of the three numbers as fact. Worth ruling out on the name: Forest Trace Senior Living, an assisted-living facility in Lauderhill near Fort Lauderdale, and a separately registered Forest Trace Homeowners Association in DeLand are both unrelated communities sharing the name.

I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Forest Trace as the county appraiser sees it, in a single recorded plat.

Three Forest Trace realities to price in.
Every HOA fee figure online is unconfirmed, and two of the association's own websites don't load
Neither domain that reads as the association's official site is currently reachable. Aggregator estimates range from about $32 a month to roughly $201, a spread too wide to trust. Get the actual figure directly from the management company or a specific listing's disclosure.
"Forest Trace" alone will pull in an unrelated senior living facility
Forest Trace Senior Living, in Lauderhill near Fort Lauderdale, shares the name and is a completely different kind of property, an assisted-living and memory-care facility, not a single-family subdivision. Confirm Titusville specifically before trusting anything you find under just the name.
A 2020 median means insurance shopping matters more than roof-age panic
This build era is young enough that roof age and outdated electrical panels are less likely to be the dominant underwriting issue the way they are on Brevard's older communities. That does not mean insurance is simple, Florida's 2026 market still prices wind mitigation and claims history hard regardless of age. Shop the policy and pull the wind mitigation report rather than assuming a 2020-era build keeps the premium automatically low.
Three things I could not source.
Three things I would rather show you the gap on than fill with a dead website's cached figure.
The actual HOA fee
As above, three unconfirmed figures circulate, and the association's own site does not currently resolve. Confirm directly before you budget around any of them.
Whether the community is truly sold out
The resale-only listing pattern suggests it, but I did not get a direct builder confirmation. Check with D.R. Horton for current status.
Your school zoning and flood zone
Both assigned by address, not by subdivision, and both get redrawn. Verify the exact address with Brevard Public Schools, and pull the flood zone at FEMA's Map Service Center. My flood zone guide walks through what it means for your insurance bill.
If it is new construction you are shopping.
Harvest Landing runs a similar recently sold-out D.R. Horton story in Rockledge, worth comparing on price and city. The Titusville guide covers the wider market.
Questions people actually ask.
Is this Forest Trace the same as Forest Trace Senior Living or the Forest Trace HOA in DeLand?
No, both are unrelated. Forest Trace Senior Living, also known as Pacifica Forest Trace, is an assisted-living and memory-care facility in Lauderhill, near Fort Lauderdale, roughly two hundred miles south. A separate Forest Trace Homeowners Association is registered to a different community in DeLand, Florida. Neither connects to this Titusville subdivision.
What is the Forest Trace HOA fee?
I genuinely could not verify this. Three different figures circulate across aggregator sites, roughly $111 a quarter, $201 with an unclear billing period, and $32 a month, and none traces to a primary document. Both domains that appear to be the association's own website failed to load, one returned a DNS error and the other was blocked. Do not trust any of the three figures without a fresh confirmation from the HOA or a specific listing's disclosure.
Is Forest Trace still selling new construction?
It appears sold out, based on a pattern of only one or two resale listings turning over per year rather than active new-home sales, but I could not confirm this directly from the builder. Confirm current availability with D.R. Horton if you are checking for a still-active phase.
Who built Forest Trace?
D.R. Horton, under its Express Homes brand out of Melbourne, per builder and aggregator sources. Homes were delivered mostly from late 2018 through 2021.
