Chelsea Park, the honest version.

Three hundred seventy-seven homes across ten recorded plats built out over twenty-three years, and a piece of copy about "six bedrooms and four bathrooms" that a dozen listing sites repeat word for word about a community where that is not the typical home at all.

First, a correction

The internet's description of this house is wrong.

Search Chelsea Park and you will find the same paragraph, almost word for word, on more than half a dozen listing and aggregator sites: a 6-bedroom, 4-bathroom home around 2,588 square feet, "family-friendly," with "the best school zoning in all of Brevard." The county's own roll tells a different story. The median home here runs 2,414 square feet, and a 6-bed, 4-bath layout is not the typical house in this community. This has the fingerprints of auto-generated or syndicated copy that got mistaken for a factual description and copied forward site to site. I am not going to repeat any part of it. Everything below comes from the county appraiser's parcel-level roll, not a template.

Straight from the county roll

What 377 homes look like on paper.

I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Chelsea Park as the county appraiser sees it, across 10 recorded plats built out over more than two decades.

The stuff nobody mentions

Three Chelsea Park realities to price in.

01

Be skeptical of anything you read about this community online

The syndicated "6 bed, 4 bath, best school zoning in Brevard" copy above is the clearest example, but it is unlikely to be the only inaccurate detail circulating about Chelsea Park. Aggregator sites frequently copy each other rather than verify against the actual county roll or a current listing sheet. Treat any specific claim, bedroom count, square footage, amenity or superlative, as unverified until you see it on the actual listing or confirm it yourself.

02

The 22-acre parcel in the records is not a lot for sale

Against a fifth-of-an-acre median, a roughly 22-acre parcel in the county's records for this community stands out. It almost certainly represents a retention pond, common area or clubhouse parcel platted as part of the community rather than a large residential lot, though I have not independently confirmed which. If you see an unusually large acreage figure attributed to Chelsea Park, do not assume it describes a home site.

03

One HOA, but two decades of different phases underneath it

Chelsea Park at Rockledge Homeowners Association, Inc. was filed with the state about a year before the first homes were built, and the community filled in across ten plats through 2019. A house from the earliest phase and one from the most recent phase can be close to twenty years apart despite the same HOA and the same community name. Compare a specific house's build year against where it falls in that timeline rather than assuming "Chelsea Park" describes one uniform product.

Where I stop

Three things I could not source.

Three things I would rather show you the gap on than fill with something copied from the same aggregator sites that got the bedroom count wrong.

01

The current HOA dues

A roughly thirty-dollar figure circulates online, and I am skeptical of it, an HOA with likely retention-pond and common-area maintenance responsibilities is an unusual candidate for dues that low. I could not confirm any figure against a governing document or fee schedule. Get the current dues in writing from Advanced Property Management or the closing documents.

02

Whether this is genuinely "the best school zoning in Brevard"

That claim appears in the same syndicated copy as the bedroom-count error above, and I found no citable ranking behind it. School zoning is assigned by address, not by subdivision, and it gets redrawn. Verify the exact address with Brevard Public Schools rather than trusting a superlative from an aggregator site.

03

The exact flood zone for a given lot

Assigned by address, not by subdivision. Pull the parcel-specific zone from FEMA's Map Service Center before you write an offer. My flood zone guide walks through what it means for your insurance bill.

Next door

If it is Rockledge you are shopping.

Chelsea Park's 2002 median sits between Rockledge's two other guides: Levitt Park runs decades older with a lower entry price, and Charolais Estates covers a different pocket of the city entirely. The Rockledge guide covers the wider market.

Straight answers

Questions people actually ask.

Is the '6 bedroom, 4 bathroom' description of Chelsea Park accurate?

No, and it is worth knowing why. A block of copy describing a 6-bedroom, 4-bathroom, roughly 2,588-square-foot home appears word for word across more than half a dozen listing and aggregator sites for Chelsea Park. The Brevard County Property Appraiser's own roll puts the median home here at 2,414 square feet, and a 6-bed, 4-bath layout is not the typical configuration in this community. This reads like auto-generated or syndicated copy that got treated as a factual description and copied forward. Do not build a budget or an expectation around any specific bed, bath or square-footage figure you read about Chelsea Park online, including this one; verify the actual listing sheet for the address you are looking at.

What is the 22-acre parcel in the Chelsea Park records?

It is very unlikely to be a home site. The median lot in Chelsea Park is a fifth of an acre, and one recorded parcel at roughly 22 acres stands out enough that it almost certainly represents a retention pond, common area or clubhouse parcel platted as part of the community rather than a buildable residential lot. I have not independently confirmed which of those it is, so treat any acreage figure near that size with real skepticism rather than assuming it is a large estate lot for sale.

Does Chelsea Park have an HOA, and what does it cost?

Yes. Chelsea Park at Rockledge Homeowners Association, Inc. is on record with the State of Florida, filed in April 1995, a year before the first homes were built, and it is managed by Advanced Property Management. I could not verify a current dues figure from a primary source. A roughly thirty-dollar figure circulates on aggregator sites, and I am skeptical of it. That number is unusually low for an HOA with common-area and likely retention-pond maintenance responsibilities, and I cannot confirm it against any governing document or fee schedule. Get the current dues in writing from the management company or the closing documents, not from a listing aggregator.

How old are the homes in Chelsea Park?

Median year built is 2002, with the ten recorded plats spanning 1996 to 2019. The HOA's own filing predates construction by about a year, consistent with one master-planned community built out in phases over more than two decades rather than several unrelated developments sharing a name. A house from the earliest phase and a house from the most recent phase can be nearly twenty years apart despite carrying the same community name.

Looking at a Chelsea Park listing? No pressure.

Tell me the address and I will pull the actual bed, bath and square footage off the county roll instead of whatever got copied and pasted across the listing sites. No drip campaign, no calls.
