Parkside West sits in Palm Bay, southwest of Americana and northwest of Malabar, built out mostly between 2007 and 2017 in a single recorded plat. Two things worth ruling out on the name alone: Fell Road Parkside Estates is a separate, unrelated subdivision in West Melbourne, and a completely different Parkside Estates exists in Parkland, Florida, in the Broward and Palm Beach County area, roughly two hundred miles south. Neither shares an HOA, a fee, or anything else with this community. What I can confirm with real confidence here, unlike a lot of the communities I cover: the homeowners association's own site is live and current, and it names a specific, dated fee rather than leaving me guessing. Several aggregator sites attribute the build to D.R. Horton, which I could not independently confirm from a primary source, D.R. Horton's current Palm Bay listings show a different, newer community, consistent with Parkside West being sold out rather than a live D.R. Horton page confirming it.

The real fee is $350 a quarter, not the lower figure some sites still show
The HOA's own site confirms $350 a quarter, $1,400 a year, due each January, April, July and October. A few aggregator sites still show a lower or ranged figure that reads as stale. Trust the association's current published number over an aggregator's, and confirm again at the time of your specific transaction since dues can change.
Low private-pool rate, but a real community pool exists
Only a small share of homes here carry their own pool, low for a 2014-median build. That is likely because the HOA-run community pool, confirmed on the association's own site alongside a playground and gated entry, covers that need for many owners rather than each homeowner installing one. Don't assume a lack of a private pool means a lack of pool access.
"Parkside" alone is not specific enough to search reliably
Between the West Melbourne Fell Road Parkside Estates and the unrelated Parkland, Florida Parkside Estates, a loose search on the name mixes results from three different communities in two different counties. Confirm any listing, review or HOA rule you find actually names Palm Bay before you rely on it.
