One hundred forty-three homes built 2020 to 2022 in southwest Palm Bay, a real registered HOA with no published fee, and a builder identity two sources genuinely disagree on.
A real HOA, a disputed builder.
Bayridge sits in southwest Palm Bay, in the 32908 and 32909 corridor, built out in a single recorded plat almost entirely between 2020 and 2022. Two things I want to be upfront about rather than paper over. First, the builder: one directory names Holiday Builders, another names Maronda Homes with a "sold out" status, and I could not independently resolve which is accurate, or whether both built different phases, from the sources available to me. I am not printing a builder name as fact until that gets confirmed at the parcel or permit level. Second, a real name-collision trap worth ruling out: Ruskin, in Hillsborough County near Tampa, has its own unrelated gated Bayridge community built by Centex Homes starting in 2017, and a separately named "Palm Bay Community Development District" exists in Florida's records but is also a Tampa-area entity, not this Brevard County community. What I can confirm cleanly: the HOA itself is real, Bayridge Subdivision HOA, Inc., a Florida nonprofit corporation filed in 2019 and current on its state filings as of this research.
What 143 homes look like on paper.
I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Bayridge as the county appraiser sees it. On a community this new, the appraiser's assessed value often lags or reflects land-only pricing on recently finished homes, so I am using the recorded sale price, not assessed value, as the authoritative number below.

Three Bayridge realities to price in.
The HOA fee is not published anywhere I could find
The association exists and is active on the state's own registry, but I found no dues figure attached to it publicly. Get the actual number from the HOA or a specific listing's disclosure rather than assuming a figure from a similar-sized new-construction community elsewhere.
Two builder names circulate, and I am not picking one for you
Holiday Builders and Maronda Homes both show up as the builder of record in different directories, one describing the community as sold out. Rather than guess which is right, confirm the actual builder on your specific home's permit or closing documents.
"Bayridge" and "Palm Bay CDD" both have unrelated Tampa-area namesakes
A different, unrelated gated Bayridge exists in Ruskin near Tampa, and a "Palm Bay Community Development District" in Florida's own records is also a Hillsborough County entity, not this Brevard County community. Confirm any fee, CDD assessment, or HOA rule you find actually names this Palm Bay before you rely on it.

No. Ruskin, in Hillsborough County near Tampa, has its own separate, unrelated gated Bayridge community built by Centex Homes starting in 2017. Neither the builder, the HOA, nor anything else connects it to this southwest Palm Bay community.

A near-identical name attached to a completely different place is exactly the kind of trap worth double-checking before citing any CDD assessment.
