Avery Springs, the honest version.

One hundred thirty-eight D.R. Horton homes off St. Johns Heritage Parkway, now sold out, and a gated/HOA-fee claim two sources repeat without either one being a document I could actually check.

First, what's unverified

Sold out, and a fee I couldn't check.

Avery Springs sits off St. Johns Heritage Parkway in Palm Bay, built by D.R. Horton in a single recorded plat, homes delivered mostly between 2021 and 2023. It appears sold out now, multiple independent sources describe it that way and the builder's own site no longer shows active pricing here. Several aggregator sites describe the community as gated with a $250 HOA fee, but I could not verify either claim, the state's own corporate registry blocked every attempt I made to check the HOA's filing directly, and I found no official HOA website to confirm against. Worth knowing separately: a "Palm Bay Community Development District" does show up in Florida's own records under a near-identical name, but it is an unrelated Hillsborough County district near Tampa, the same collision trap that shows up on other Palm Bay communities I've researched, not a Brevard entity and definitely not this one.

Straight from the county roll

What 138 homes look like on paper.

I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Avery Springs as the county appraiser sees it, in a single recorded plat. On a community this new, the appraiser's assessed value often lags or reflects land-only pricing on recently finished homes, so I am using the recorded sale price, not assessed value, as the authoritative number below.

The stuff nobody mentions

Three Avery Springs realities to price in.

01

Neither the gate nor the fee is confirmed, despite being repeated everywhere

Several sites describe a gated entry and a $250 HOA fee using nearly identical language, which reads as one figure copied across listings rather than several independent confirmations. Get both facts from the HOA directly or a specific listing's disclosure before you plan around either.

02

A near-identical "Palm Bay CDD" name belongs to a different state entirely, effectively

If you see a CDD assessment referencing "Palm Bay" attached to this listing, confirm it is not the unrelated Hillsborough County district near Tampa that shares the name. This is a recurring trap across Palm Bay, Brevard communities, not specific to Avery Springs.

03

Sold out means resale only, confirm current market activity

With no active builder sales, every listing here is a resale. Confirm current inventory and pricing directly rather than relying on the builder's original price list, which no longer reflects the market.

Where I stop

Three things I could not source.

Three things I would rather show you the gap on than fill with a repeated aggregator claim.

01

Whether the community is actually gated

As above, unconfirmed. Verify directly on a specific listing or with the HOA.

02

The exact HOA fee

Confirm through the HOA or a specific listing's disclosure rather than the $250 figure circulating online.

03

Your school zoning and flood zone

Both assigned by address, not by subdivision, and both get redrawn. Verify the exact address with Brevard Public Schools, and pull the flood zone at FEMA's Map Service Center. My flood zone guide walks through what it means for your insurance bill.

Straight answers

Questions people actually ask.

Is Avery Springs the same as Avery Park in Winter Springs?

No. Avery Park is a separate, unrelated community in Winter Springs, Seminole County, roughly sixty miles away. Confirm which one a source is actually describing before you rely on it.

Is there a CDD covering Avery Springs?

I found no CDD registered under this name and could not fully confirm its absence through the state's own special district search directly. Worth knowing separately: a "Palm Bay Community Development District" does exist in Florida's records, but it is an unrelated Hillsborough County entity near Tampa, not a Brevard County district, and definitely not this community, the same collision trap that shows up on other Palm Bay guides.

Is Avery Springs gated with a $250 HOA fee?

I could not verify either claim from a primary source. Several aggregator sites repeat both the gate description and the $250 figure, but I could not confirm the HOA's corporate filing or find an official HOA website to check directly. Get the actual fee and amenity details from the HOA or a specific listing's disclosure before you plan around either.

Is Avery Springs still selling new construction?

No, it appears sold out. Multiple independent sources describe it that way, and the builder's own site no longer shows active floor-plan pricing for this community, consistent with the county roll's most recent build year of 2023.

Looking at an Avery Springs listing? No pressure.

Tell me the address and I will confirm the real HOA fee and gate status before you plan around an unverified aggregator claim. No drip campaign, no calls.
