Aerial view of a canal-front residential neighborhood near a Florida river
Community guide · updated July 2026

Ridge Manor Estates, the honest version.

Two hundred thirty-three homes on canal-front lots near Kelly Park, no HOA I could identify, and two genuinely separate namesakes to rule out, one of them a whole different town two hundred miles away.

First, which one

Not near Orlando, and not its smaller neighbor.

Ridge Manor Estates sits on Merritt Island between the Indian River Lagoon and the North Banana River, near Kelly Park, built out mostly between 1964 and 1989 on canal-front lots with access to the Banana River and, through the canal system, the Atlantic beyond it. Two things worth ruling out. First, and this is the bigger trap: Ridge Manor is also the name of an entire census-designated place in Hernando County near the I-75 corridor, roughly two hundred miles from here, with its own separately registered "Ridge Manor Estates" subdivision and its own property owners association filed in 1968. A generic search for "Ridge Manor Florida" is more likely to surface that community than this one, confirm Merritt Island or Brevard County explicitly. Second, a smaller, separate community called Lakes of Ridge Manor sits nearby on Merritt Island itself, roughly fifty homes, and gets conflated with this 233-home neighborhood in casual conversation. I found no distinctive founding or developer story for this specific community beyond its 1960s-70s build era.

Straight from the county roll

What 233 homes look like on paper.

I keep the full Brevard property roll on hand, every parcel, not a listing-site sample. This is all of Ridge Manor Estates as the county appraiser sees it.

The stuff nobody mentions

Three Ridge Manor Estates realities to price in.

01

"Ridge Manor" alone will send a search the wrong direction

Between the entire Hernando County community sharing the name and the smaller Lakes of Ridge Manor nearby on Merritt Island itself, a loose search on "Ridge Manor" mixes results from at least three different places. Confirm any listing, review or fact you find actually names Merritt Island or Brevard County before you rely on it.

02

No HOA identified, which is not quite the same as confirmed HOA-free

Multiple listing sites describe this community as HOA-free, and I found no registered entity or special district covering it either. That is consistent with no HOA, but I could not personally query the state's corporate registry to confirm a negative. Verify directly with the seller or your closing documents rather than assuming either way.

03

Canal frontage is a real amenity, and it comes with a real insurance conversation

Access to the Banana River, and beyond it the Atlantic through the canal system, is genuine here, not marketing language. It also means flood insurance and, on a 1960s-70s median build, roof age and electrical panel brand are all real underwriting questions. Ask about the seawall and dock condition on any specific canal-front lot, and pull the wind mitigation report before assuming a canal view keeps the premium simple.

Where I stop

Three things I could not source.

Three things I would rather show you the gap on than fill with an aggregator's conflicting count.

01

Confirmation that no HOA exists

As above, an absence of a hit is not the same as a confirmed negative. Verify directly with the seller or the closing documents.

02

Which specific lots have direct Banana River access versus interior canal frontage only

The county roll tells me this community sits on canal-front lots as a whole, not which individual parcels have direct river access versus a smaller interior waterway. Confirm on the specific address.

03

Your school zoning and flood zone

Both assigned by address, not by subdivision, and both get redrawn. Verify the exact address with Brevard Public Schools, and pull the flood zone at FEMA's Map Service Center. My flood zone guide walks through what it means for your insurance bill.

Straight answers

Questions people actually ask.

Is this Ridge Manor Estates the same as the one near Orlando?

No, and this is a real trap worth knowing about. Ridge Manor is also the name of an entire census-designated place in Hernando County, near the I-75 corridor roughly two hundred miles from here, with its own separate "Ridge Manor Estates" subdivision and its own registered property owners association filed in 1968. A generic web search for "Ridge Manor Florida" is more likely to surface that community than this one. This page is about the Merritt Island neighborhood in Brevard County.

Is Ridge Manor Estates the same as Lakes of Ridge Manor?

No. Lakes of Ridge Manor is a separate, smaller Merritt Island community of roughly fifty homes near the same Kelly Park area, easy to conflate with this 233-home neighborhood in casual conversation or a loose search. Confirm which one a listing or review is actually describing.

Does Ridge Manor Estates have an HOA?

I could not identify one. Multiple listing sites describe the community as HOA-free, but I could not independently confirm that from Florida's corporate registry or a special-district search myself, so I am reporting "no HOA identified" rather than a confirmed negative. Verify directly with the seller or your closing documents.

Looking at a Ridge Manor Estates listing? No pressure.

Tell me the address and I will confirm you have the Merritt Island Ridge Manor Estates, not the Hernando County one, before you get attached to a listing. No drip campaign, no calls.
