Three hundred eighteen homes near Courtenay Parkway, a "gated, by A1A" description I found repeated everywhere and could not confirm either half of, and an unrelated Orlando namesake with its own real fee.

First, what I couldn't confirm

Island Crossings sits in northern Merritt Island near Courtenay Parkway, built out mostly between 1996 and 2000 across five recorded plats. While researching this one, I ran into a real red flag worth naming directly: several listing sites describe the community with the identical phrase "gated entry points and 24-hour surveillance systems," word for word across otherwise unrelated sites, which is the signature of templated filler text, not an observed fact, and I found no primary source confirming a gate at all. One source also placed the community "by A1A," which is geographically wrong, A1A is the barrier-island beach road on the coast, not anywhere near this Merritt Island mainland location. I am treating both claims as unverified and likely fabricated rather than repeating them. Separately, an unrelated Island Crossings Homeowners Association exists near Orlando, with its own reported fee around $295 a month that has nothing to do with this community.

Figures I found ranged from about $32 a month to over $300, with no primary document behind any of them. That is too wide a spread to be a rounding difference. Get the real number from the HOA or a specific listing's disclosure.
