First, what doesn't check out

Not northeast of Cocoa Village, and maybe not on the lagoon.

Indian River Village sits in Merritt Island, built out mostly between 1979 and 2004 in a single recorded plat. One claim I found while researching is worth flagging directly: an aggregator describes the location as "northeast of Cocoa Village," which cannot be right, Cocoa Village sits on the Brevard mainland, not on Merritt Island, making it a geographically impossible reference point for this community. I am not repeating it. On the name itself, I could not confirm direct Indian River Lagoon frontage from a primary source, the median sale price here does not read like a Merritt Island waterfront price point, so treat this as a community near the lagoon rather than one confirmed to sit directly on it. Three namesake traps worth ruling out: a separate Merritt Island community called The Villas at Indian River, and two more similarly named associations in Vero Beach, Indian River County, an entirely different county roughly seventy miles south.

A location description that fails a basic map check

Cocoa Village is on the mainland. If a source places this Merritt Island community relative to it, that source is not reliable, and I would be cautious of anything else on the same page.

"Near the lagoon" is not the same as "on the lagoon"

The name references the Indian River, but I could not confirm actual waterfront frontage for this community, and the price point doesn't suggest it. Confirm directly on any specific lot before assuming water access.

"Indian River" alone will pull in a different county

Two similarly named associations sit in Indian River County, not Brevard, roughly seventy miles south. Confirm any HOA fee or rule you find actually names Merritt Island before you rely on it.

None of the three connects to this single-family subdivision.

Does Indian River Village have direct lagoon frontage?

I could not confirm this. Listing sites use vague language like "near the Indian River Lagoon" without confirming actual waterfront lots, and the community's median sale price does not read like a waterfront price point for Merritt Island. Treat this as a community near the lagoon, not necessarily on it, unless you confirm a specific parcel's frontage directly.

Does Indian River Village have an HOA?
