Two descriptions, one real place.

Cresthaven Homes is a real, established Melbourne community, built out mostly in the early 1960s with scattered rebuilds since, across two recorded plats. This is the actual community my Satellite Beach Cresthaven guide already pointed readers toward as the genuine, unrelated same-county namesake, now researched on its own terms. One thing I ran into is worth being upfront about: sources genuinely disagree on where exactly it sits. A syndicated description repeated across several listing sites places it near Temple Terrace and Sunwood Park, while the community's own neighborhood-network page places it southeast of Lake Washington and southwest of Rivermont Estates, a meaningfully different part of Melbourne. I could not resolve which is more accurate, and every ranking page for this community shares the same templated marketing language, which is itself a sign none of them did original reporting.

Close to a quarter of homes here are absentee-owned, notably high for an established 1962-median community. I found no article, listing, or record explaining why, whether it's investor activity, rental conversion, or something else. I am not going to guess at a reason and present it as fact. Ask directly if you are trying to gauge the rental character of a specific block.

Don't confuse this with Cresthaven Townhomes or Cresthaven Villas Condo 2

Both are separate, differently named Melbourne communities with their own HOAs. If you find a fee or a rule attached to either of those names, confirm it isn't being misapplied to this single-family subdivision.

A 1962 median means the roof and the panel are worth asking about by name

In Florida in 2026, a four-point inspection can decide whether a policy gets written at all on a house this age, and insurers price roof age above almost everything else. Also ask specifically about the electrical panel brand, Federal Pacific and Zinsco panels from this era are widely flagged as fire-risk by inspectors. Neither is guaranteed present, but both are worth asking about directly rather than trusting a generic inspection to catch them.
